The Home For Sale List Price May Be Just A Suggested Starting Price

multiple offers almost every listed
home falls into.  The new reality
is that the list price can really be considered a starting point for
contract negotiations.
Whatever the list price is on a nice,
move-in ready home at any price
point could very well have a final
sales price that is higher.  And in many cases...MUCH higher, coupled with added incentives of the buyer paying for the title policy and survey, requesting no home warranty, offering seller's temporary leasebacks at no charge and more.  Needless to say, it is discouraging for many buyers because a home they thought was in their price range becomes out of their range with buyers that can pay well over list price.  This Dallas real estate market requires patience, working with a seasoned professional and the ability to be flexible on all terms.  
There is a home for everyone...but it is going to be a process to get it!
